Bluff House is appropriately named due to its unique location. Settled on a rocky outcrop, twelve meters above the ocean, overlooking its own cove, surrounded by towering headlands and open fields, Bluff House has an all-encompassing, spectacular view.

THE MAIN HOUSE
The design and layout of the main house, the largest centrally situated building on the property, gives you the feel of being outside whilst living inside. The main house is a “U” shaped bungalow which boasts glass pane french doors at every opportunity that open out onto a selection of covered seating and eating areas all linked together by decking and covered verandas. Due to its unique vantage point and open plan design, the ocean breeze is allowed to flow freely throughout the house. Each room in the main house is linked together by grey flag stone flooring, natural stone walls, vaulted ceilings and a hurricane resistant roof.

There are three outdoor locations to choose from to enjoy eating and or drinking or simply relaxing; an eight seater dining table on a covered deck, a comfortable lounging area under an arbor and a more rustic sitting area on a “cliffs edge” vantage point, all of which allow you to see and feel enveloped in the magnificent views and to enjoy the welcomed sea breeze.

Master Bedroom
The master bedroom boasts spectacular views, with two sets of glass pane french doors opening out onto a covered veranda. The king size double bed, walk in wardrobe and built in dressing table are complimented by an ensuite shower/toilet room with his and her sinks.

Second Bedroom/Children’s Room
Located just down the hallway from the master bedroom, the second bedroom, ensuite with shower/toilet and single sink, is versatile with a combination of single and or king size beds to choose from. A set of glass pane french doors open up onto a covered veranda.

Kitchen
The kitchen is perfectly placed in a location allowing a clear vantage point to all the comings and goings in the house. Over looking the main central sitting room, right next to the central bar, quick access to the outside dining area and next door to the games room, the kitchen can only be described as the core and main hub-bub of the home. Central to the kitchen itself is an extra large double doored fridge with a two teared freezer drawer with ice maker. The stove and oven are run on gas with an and a standard size dishwasher. The kitchen is equipped with all essentials necessary for creating culinary creations.

The “Shark” Bar
The Shark Bar is also centrally positioned and contains its own drinks fridge and all equipment required for any drinks on request. The bar you will find has a certain interest and gravitational pull for all friends and family visiting, where one can pour themselves something refreshing to accompany them as the sun sets!

The Games Room
Perfectly located towards the back of the home, with high ceilings, air conditioning and brightly lit, is the games room. A ping pong table, pool table and dart board are calling out for a round robin competition!

LITTLE COVE COTTAGE
To the left of the main house and over looking the cove and surrounding headlands is Little Cove Cottage. Little Cove Cottage is its own self catering unit with a fully equipped kitchen, outdoor shower, indoor toilet and his/her sinks. The queen size bed faces out over looking the pool, surrounding decks and pool side loungers.

THE HIDEAWAY
The Hideaway is the perfect name for a little double bed cottage hidden away on the north side of the property facing out towards the rolling hills and thick brush lands. With its own set of glass panned french doors that open out onto a deck and comfortable seating area, the feel of The Hideaway is one of...escape. Just to its left one can see and hear the surf and sounds of Little Cove, and an outdoor shower and private toilet space allows one the complete feeling of being hidden away!

OFFICE
Located west of the property is an office with two desks, filing drawers and printer/scanner.

THE SURF SHED
For the water sports enthusiasts and or the beach bum, the surf shed is a simple structure kitted out with indoor and outdoor shelving and hanging space specifically designed for all water sports equipment. The surf shed is located next to the soccer/basket ball court.

FACILITIES
*Large laundry room with sink, washing machine, ironing board and adequate shelving located in a separate unit set between the Main House and The Hideaway. Extensive clothes lines in an outside location.

*Diesel run generator automatically or manually run located in a separate generator/tool shed next to the laundry room and beside the surf shed.

*Pool pump room set beneath the pool containing all necessary pumps in order to fully function the pool.

*Property pump room set beneath the main house containing all necessary pumps in order to provide the whole property with running hot and cold water.

*Water. Bluff House is NOT on mains water. Water is relied on by the rains that fall onto the roof and run down into a catchment system that flows into a thirty thousand gallon cistern under the house. All water coming out of all taps comes through a filtered system that efficiently supplies the whole property with clean drinking water. The four filters are easily purchased and are changed over monthly. Water can also be bought and brought in by truck and pumped into the holding cisterns. A water fountain is also provided in the main house located just off the bar and kitchen.

*The electricity is provided by the government and is monitored on a meter system.

*There is NO land line.

*LTE Internet available.

*3G/4G/LTE will reach your mobile phones on the property and surrounding area.

*The entire property is fenced in. Electric gates with individual car fobs and a central code system allows for easy access whilst creating a sense of security.

LOCATION
Half Moon Bay, found tucked in along the South-East coast of the island has to be one of the most desired locations in Antigua. Not only is it an easy journey to and from the airport but it is close to the famous Nelson's Dockyard National Park and historic English Harbour as well as Shirley Heights.

The beach at Half Moon Bay has been described as amongst the world's finest beaches with its stunning 3,200 ft crescent of white sands and crystal clear turquoise waters it is no wonder.

From the waters of Half Moon Bay the beauty of the area and all it has to offer can be absorbed. It boasts the lush verdant hills of the 27 acre national park to the north where the best of Antigua's natural biodiversity can be found to the white cliffs rising on the west where there are many hiking trails leading up to the spectacular panoramic views of the Caribbean Sea.
